Elevator modernization in a luxury Nice hotel: modern performance, preserved architectural identity!

Some modernization projects are straightforward: outdated equipment is simply replaced with new components. Others, however, involve elevators that are an integral part of a building's architectural identity, where every intervention must preserve both the structure and the aesthetics of the original installation. A recent KLEEMANN project in a luxury hotel in Nice with a panoramic glass elevator is a prime example. 

The challenge 
The hotel set out five key objectives: 

• Faster passenger service 
• Improved ride quality 
• Lower energy consumption 
• Long-term availability of spare parts 
• Increased reliability with reduced maintenance costs 

There was, however, one major constraint. The bespoke panoramic glass car and glass landing doors had been specifically designed for the building and had to remain exactly as they were. 

Engineering the solution 
The new system replacing the existing hydraulic elevator had to fit precisely within the existing shaft, while keeping both the cabin and the doors in their original positions. 

The hydraulic system was upgraded to a state-of-the-art Machine Room-Less (MRL) traction solution, with all elevator subsystems replaced by modern equipment and technologies. 

The solution eliminated the need for additional shaft modifications. At the same time, it reduced both project duration and installation costs while preserving the building's unique architectural character. 

The results 
The transition to the new MRL traction solution delivered measurable improvements across every key performance indicator. 

• Travel speed doubled from 0.5 m/s to 1 m/s, significantly reducing passenger waiting times
• Energy performance improved according to ISO 25745, upgrading the elevator from Energy Class C to Energy Class A. Energy consumption was reduced by up to 50%, from 1,224 kWh to 577 kWh annually

In a high-traffic building such as this luxury hotel, these improvements translate directly into lower operating costs and a significantly reduced environmental footprint. 

Beyond performance gains, the project also extended the lifecycle of the entire installation while reducing unscheduled maintenance needs, and ensured long-term spare parts availability from a globally established manufacturer.
